The Prestigia Journal · Area guides
A morning swim, a familiar café, a terrace to come home to. Choosing between Glyfada and Voula is as much about everyday life as the property itself.
These neighbouring Athens Riviera addresses offer two compelling starting points for a home search. Central Glyfada brings shopping and social life into focus; Voula invites a closer look at neighbourhood living around its square. The right choice depends on which pleasures you want within walking distance and which qualities you want behind your own front door.

Glyfada or Voula at a glance
| Your priority | Glyfada | Voula |
|---|---|---|
| Daily rhythm | An active commercial and social centre | Local life focused around the main square |
| Shopping & dining | Metaxa, Kyprou and surrounding streets | Cafés, restaurants and everyday shops around Voula Square |
| Coastal choices | Public beaches and organised beach venues | A’ Plaz, the Town Hall beach and smaller free stretches |
| Property focus | Test central convenience against privacy and noise | Test access to the square and coast from the exact address |
Lifestyle: where would you feel at home?
Glyfada: a sociable base by the sea
The Official Athens Guide identifies Metaxa as Glyfada’s principal shopping street, with boutiques and cafés around Kyprou and Laodikis. Marinas, public beaches and quieter side streets give the neighbourhood more variety than its busy centre alone suggests. [1]
Imagine leaving home for coffee, browsing a few shops and deciding on dinner without planning a separate journey. If that is your ideal routine, put central Glyfada on your shortlist. During viewings, walk those routes rather than judging convenience from a map.
There is also a meaningful choice between being close to activity and living directly beside it. Check evening noise, delivery traffic and the outlook from bedrooms. When considering Kato or Ano Glyfada, make the actual distance to your preferred amenities part of the comparison.
Voula: familiar routines, a sense of neighbourhood
Voula lies between Glyfada and Vouliagmeni. Its main square is a social focus, with local shopping, cafés and dining. The Official Athens Guide describes a neighbourhood that has become more cosmopolitan while retaining its local character. [2]
We would begin here if your priorities include a favourite bakery, relaxed meals nearby and a home that feels connected to a local centre. Voula also lets you consider Glyfada’s amenities without making its busiest streets your immediate surroundings.
A coastal address, a home near the square and a property farther inland should be assessed separately. In Kato Voula or an upper residential pocket, test the walk, gradient and crossings. A sea view and easy beach access are different benefits.
Nearby beaches and outdoor life
The appeal of owning here is having more than one way to enjoy the coast. A quick swim, a serviced beach day and a seafront walk need not involve the same destination.
Glyfada A & B
Discover Greece lists Glyfada A and B as free beaches, with sand and small pebbles. These are useful places to explore when deciding whether an everyday swim could become part of your routine. [3]
A’ Plaz Voulas
Also known as Athines by the Sea, this is an organised beach option near the tram terminus. The municipal guide describes sunbeds, umbrellas, showers and food outlets. Entry and sunbed charges should be checked separately. [4] [5]
Town Hall beach
The municipality lists a sandy free beach beside the Town Hall, plus smaller unorganised stretches between the hospital and Town Hall. Facilities differ, so choose the beach that suits how you like to spend your time. [6]
Kavouri & Vouliagmeni
Kavouri offers free and organised sandy sections and a paved walking route. Farther along, Akti Vouliagmeni and Astir Beach provide paid, serviced alternatives for a longer beach outing. [6] [3]
For a prospective home, check the route to the beach entrance, not just the shoreline. Road crossings, shade and parking can matter more than a short straight-line distance. Beach services and operating seasons change; confirm current arrangements before visiting.
Beach clubs and resort experiences
Coastal life also leaves room for a different kind of day: a reserved sunbed, a leisurely lunch or cocktails beside the water. These destinations add to the choice around Glyfada and Voula, with Kavouri and Vouliagmeni offering further options along the coast.
Manko
Manko combines a beach setting with Peruvian dining and cocktails at One&Only Aesthesis. It is a natural addition to Glyfada’s social and leisure scene. Enquire directly about beach reservations and their inclusions; a Manko booking should not be taken to include access to every hotel facility. [10]
Krabo
Set in a sheltered bay, Krabo pairs serviced sunbeds and wooden cabanas with Mediterranean dining. Its relaxed setting offers another way to spend a coastal afternoon, moving from the water to lunch beneath the restaurant’s pergola. [11]
Four Seasons Astir Palace
The hotel offers beach and pool facilities in its peninsula setting. Its official information confirms a daily-use charge for non-resident visitors. Contact the hotel for availability, reservations and the facilities included in the particular arrangement. [12]
Astir Beach
Astir Beach is a separate beach-day option from the Four Seasons hotel’s facilities, with its own ticket and sunbed booking route. It broadens the choice for a serviced day by the sea when exploring the Vouliagmeni peninsula. [13]
For homebuyers, these places help illustrate the wider lifestyle within reach. Reservations, seasonal operation, charges and access conditions vary; check directly before visiting. Proximity adds a lifestyle consideration, rather than establishing a property’s investment performance.
Real estate potential: what deserves a premium?
The strongest starting point is the property’s lasting usefulness. Will it still offer an appealing layout, pleasant outlook and practical location when the novelty of new finishes has faded? We would compare the following before paying more for an address or specification.
Location that works beyond the holiday season
In Glyfada, proximity to the commercial centre may be valuable to someone seeking a home with everyday services nearby. In Voula, convenient access to the square and coast may be the stronger draw. This is our assessment of buyer appeal, rather than evidence that one area will outperform the other.
For a second home, consider ease of arrival, secure parking, storage and ongoing maintenance. For a main residence, add the actual work and school journeys. If letting is part of your plan, assess realistic local rents, vacancy, management and running costs separately from the sales price.
Choose the property type around your priorities
- Apartments: compare floor level, lift access, light, usable balconies and the separation between living and sleeping areas.
- Garden maisonettes: look for a natural connection from the living room to the garden. Check privacy, daylight on every level and the upkeep of a pool or planted space.
- Penthouses: assess the view from inside as well as the terrace, summer shade, wind exposure and how comfortably the different levels work.
- New developments: compare the written specification, energy performance, build quality and delivery stage. Attractive imagery should be supported by clear, property-specific documentation.
Market context · Q2 2026
The Bank of Greece reported a 5.0% annual increase in Athens apartment prices in Q2 2026, based on provisional data. Its index uses information including bank valuations. It is an Athens-wide indicator, not a Glyfada or Voula luxury-property index or a list of completed sales. [7]
Use asking prices to understand the available choice, then compare like-for-like homes. A quoted price per square metre needs context: internal area, outdoor space, condition and parking. Neither an asking-price average nor a city-wide index can establish what a particular home should sell for.
The Ellinikon: a factor to follow thoughtfully
LAMDA Development’s published plans for The Ellinikon include a coastal park, new residential neighbourhoods, shopping, hospitality and sports facilities. These describe the project’s intended scope, rather than confirming that every element is already operating. [8]
Our view is that additional amenities could strengthen the wider Riviera’s appeal. Their value to a particular home depends on practical access, delivery and the price already being asked. New housing also adds competing choice. Consider construction disruption and timing alongside the longer-term possibilities.
Getting around in everyday life
STASY’s T7 tram serves Glyfada and terminates at Asklipiio Voulas. Tram travel to Syntagma involves changing to T6 at Pikrodafni. [9] Check the current timetable and include the walk to the stop when comparing homes.
For regular driving, test your usual route at the relevant time. A peaceful weekend viewing cannot tell you how a weekday commute or summer beach journey will feel.
Questions buyers often ask
Is Glyfada or Voula better for year-round living?
Start with Glyfada if you prioritise an active shopping and dining centre; start with Voula if you prefer daily life around a neighbourhood square. Then compare specific streets, homes and journeys in both.
Does a coastal location mean I can walk to a beach?
Not necessarily. Check the entrance you would use and walk the route from the property. Distance to the water alone does not establish convenient access.
Which area has better investment potential?
There is no universal winner. Purchase price, property quality, running costs and future buyer or tenant appeal need to be assessed together. Compare the individual opportunities before choosing the postcode.
